A Potential Home Buyer Should Do This First:

  • The very first thing that you should do, before you look at the first home, is to get pre-approved for a home loan. By being pre-approved first, the lender will be able to tell you the maximum loan they will give you, what your estimated interest rate will be, and what your estimated monthly payment will be. By accomplishing this first it will give you the confidence to shop for a home knowing that your loan will be approved. As your realtors, once we know you are pre-approved for a loan, we will show you properties that fit within your maximum loan amount.
  • When you apply for your home loan the lender will want to see the following information and documents:
    • Your present mortgage information (or 12 months rental history)
    • Two years history of employment and verifcation of all income sources
    • If self-employed, copies of past two years income tax return and year-to-date profit and loss
    • Two months checking, savings and investment account information verifying your liquid assets
    • Name, account number and outstanding balance of each of your debts
    • Information regarding any other income to be used
    • Information regarding any other assets that will be used as funds to close
    • If you're applying for a VA loan, you need a Certificate of Eligibility or DD-214 form
    • If you are a relocating employee, include relocation information.
    • Two pieces of ID, such as your driver's license or passport and social security card.
    • If you have already found a home to purchase and have already entered into a Purchase Agreement the lender will need a copy of the agreement.

The Closing Process:

Once you have found the home you want to buy, there are several additional steps you need to take to close the sale after the purchase and sale agreements have been signed.

Step 1 -- Contingency removal: The most common contingencies are inspection, financing and the sale of your current home. Thse conditions must be removed or waived before the sale on your new home can close.

Step 2 -- Appraisal and title report: Your lender requires a formal appraisal to confirm the value of the home you're buying, to use as collateral to secure the loan. The title report ensures that the seller has clear title to the property and has the right to transfer ownership to you.

Step 3 -- Prepare closing documents: Escrow service companies or real estate attorneys prepare documents that confirm the transaction, prorate funds, etc.

Step 4 -- Signing of closing documents: Although both parties may have signed closing documents and deposited funds, the sale actually closes when the deed is recorded and the proceeds are available to the seller.

Step 5 -- Signed documents go to the lender for final review.

Step 6 -- The deed is recorded and funds disbursed.

Step 7 -- The seller receives the proceeds and the moving van arrives.

Step 8 -- You get the keys to your new home!

Auction Option:

If you decide that you would like to auction your property we offer the services of an auctioneer.  We can discuss this option with you if this is something that you would like to consider.  There are pros and cons to selling real estate via an auction, we would like to discuss the advantages and disadvantages with you before you make a final decision.


Pricing Your Property:

Determining price is one of the most critical steps in preparing your home for sale. A well priced home often sells quickly once it is put on the market.

When your home is priced right from the outset, you maximize your opportunity of reaching the most qualified buyers and obtaining top dollar.

  • Pricing your home correctly:
    • Increases the possibility that your home will sell quickly and this could save you thousands of dollars
    • Reduces risk because overpriced homes may eliminate some buyers if it is out of their price range
    • Ensures that other agents will show the home
    • Is good when it comes time to appraise. Your home must appraise at the selling price for the buyer to get financing
When we see your home and prepare a more complete and thorough market evaluation, we will use our knowledge of recent home sales and your neighborhood to help you price your home correctly.

At our second meeting we will present to you a written "Comparative Market Analysis" (CMA). The purpose of this analysis is to compare your property with other properties that are currently on the market or have recently sold that are extremely similar to your property to determine the estimated market value of your property.

Keep in mind that this Comparative Market Analysis (CMA) is not an appraisal of your property. We are not a certified appraisers. However, the information reported in the CMA represents our opinion, as a real estate salespersons licensed in the State of Ohio, of what a buyer is likely to pay for property similar to yours given reasonable marketing times and in today's real estate market. It is based upon data found in the Lancaster and Columbus Multiple Listing Services and/or published reports as a matter of public record outside my control.

We will also prepare an Estimate of Closing Expenses and Net Balance (sometimes referred to a Net Sheet) based on the listing price. This estimate will show you how much you should net from the sale of your property if sold at the listing price.

Preparing Your House To Sell:

In preparing your house to sell, ask yoursell over and over if your house looks like someone else's dream house.  Houses in move-in condition tend to be inviting to buyers; houses that are like new typically sell the fastest and procure the best price.  With that in mind, here are a few things to consider when getting ready to sell:

Exterior:
Remember the 60-second rule: that's all the time you have to create a
good first impression!  Mow the lawn, rake the leaves, trim trees and shrubs that keep light out of the house and remove dead plants.  Pick up tools, garbage cans, hoses, toys, and building materials and store them neatly in a storage area.  Replace broken or missing roof shingles and straighten and clean the gutters and downspouts.  Clean all windows and mend torn screens.  Painting your house helps improve curb appeal more than any other fix-up!  If you decide against painting the entire house, consider painting the front door, window frames and shutters.  Seal or resurface the driveway and repair broken steps and walkways.  Paint or replace your mailbox and post.  Dress up the front yard with some simple landscaping.

Clean, Clean, Clean:
Step back for a moment and look at your home as if you were seeing it
for the first time.  Every room should be spotlessly clean, dusted and uncluttered.  Steam clean the carpet and wax the floors.  Wash the walls, windows and light fixtures.  Tighten loose stair railings and clean all woodwork.  In the event that you feel a project of this magnitude is better left to a professional, ask your real estate agent to recommend a cleaning service.
